We provide the Seller FREE OF CHARGE a warranty during the time the property is on the market, this coverage includes HEATING, AIR CONDITIONING, DUCTWORK, PLUMBING, WHIRLPOOL MOTOR AND PUMP, PLUMBING STOPPAGES, WATER HEATERS, ELECTRICAL,EXHAUST/VENT/ATTIC FANS, BUILT-IN-MICROWAVES, DISHWASHES, GARBAGE DISPOSALS, RANGES/OVENS/COOKTOPS, TRASH COMPACTORS. As you can see this coverage is exceptional, if the property for some reason does not get to closing, the only cost to the seller is the $60.00 for each trade service fee.
If the seller decides to provide a warranty for the buyer all of the above is covered for the buyer and there is an additional Service plus package which covers REFRIGERANT RECAPTURE, RECLAIM AND DISPOSAL, REMOVAL OF DEFECTIVE EQUIPMENT, PERMITS($250 per occurrence) CODE VIOLATIONS ($250 per contract term) UNDETECTABLE PRE- EXISTING CONDITION, IMPROPER INSTALLATIONS, REPAIRS OR MODIFICATIONS. This plus coverage is exceptional because most warranties do not cover these items.
