Why Staging is an Excellent Investment.

When you walk into a beautifully decorated open house in Charleston, SC and are in awe of the ambiance that surrounds.  Did you find yourself dreaming of what it would be like cooking in that state -of-the art kitchen or relaxing with a book in the wonderful sunroom?  If you’ve experienced this you most likely understand why buyers statistically pay more for the “staged” home.

What is Staging?

“Staging” can be as little as clearing clutter and rearranging the existing furniture, to completely repainting, remodeling and refurnishing the entire home. Depending on the degree of staging you do can make a substantial impact on how quickly and for how much a homes sells.

Bill Barrett one of the speakers at the National Association of Realtors suggests spending one half to a quarter of a percent of the asking price for staging.  Sometimes it can cost less. Instead of cutting into profit, staging dollars can actually yield a higher return on the investment. Conservative estimates show a $2 to $3 return for every dollar invested in staging

Many times when people are buying a home, they’re buying their dream…lifestyle and it becomes an emotional decision.  So many times it is hard for people to imagine what they see as their dream home and if we can help them by staging the home, when they walk in the house, they can envision this being their home.  This will be reflected in the sales price and the number of offers received.

Do not mistake staging as some underhand way to unload property. It’s simply taking advantage of the same principles of marketing used to sell any other commodity.  People want to be inspired, they want to walk in and envision themselves entertaining in the dining room or enjoying family night in the great room.

The Wall Street Journal on April 30th 2003, reported that staging speeds up sales in a sluggish market and can bump up prices two percent to ten percent in a moderate market.

Savvy Realtors and home sellers understand that a feeling of spaciousness and “hominess” can add as much to the selling price as a Charleston view or a two car garage.
