If I see a house listed should I work with the listing agent?
This is entirely your choice, South Carolina Law states all Buyers have to be offered representation; this means they provide you with an agency agreement that states the agent has to share with you the types of representation they offer. Buyers Agent, Seller Agent, or in a duel agent capacity or you can represent yourself. If they are the listing the agent, as well as representing you as a buyer they are dual agents this means they cannot disclose any confidential information with you the seller has conveyed to them, an example would be the price, if they know the price the seller will accept. However, an agent who has not listed the property would not know the price acceptable to the seller, they both have a fiduciary responsibility to you, meaning they have been trusted and empowered to fulfill your objectives to the best of their abilities.
